Specialist Disability Accommodation (SDA) provides purpose-built or modified homes for people with very high support needs who meet specific NDIS eligibility criteria.
These homes are designed to support independence and enhance quality of life. SDA Design Categories help identify the types of housing available to suit individual needs.
What are SDA Design Categories?
There are four types of homes available with SDA funding, depending on your needs. These are known as Design Categories, and include:
- Improved Liveability: Homes with a reasonable level of physical access for people with sensory, intellectual, or cognitive impairments.
- Fully Accessible: Homes with a high level of physical access, including wheelchair accessibility in the bathroom, kitchen, and external areas, for people with significant physical impairments.
- High Physical Support: Homes with a very high level of specialised design, such as ceiling hoists, assistive and communication technologies, and emergency power solutions, for those with complex physical needs.
- Robust: Homes with good physical access and extra safety features like retreat areas for participants and staff, and impact-resistant materials, for individuals who may need additional safety measures.

How SDA Design Categories can help you or your Family
SDA Design Categories are designed to match your specific support needs, ensuring your home is a safe, accessible, and comfortable place to live. Here’s how they can help:
- Tailored Accessibility: Whether you need wheelchair access, specialised technology, or safety features, there’s an SDA Design Category to suit your requirements.
- More Choice and Control: SDA funding is allocated to you, not the house, giving you the freedom to choose where you live and which provider supports you.
- Enhanced Independence: By living in a home designed for your needs, you can focus on building your skills and living as independently as possible.
- Better Quality of Life: The right SDA home can improve your wellbeing, support your NDIS goals, and provide opportunities to connect with friends, family, and your community.
